There are 3 types of agent in the selling agent as shown below.
Privileged and exclusive (専属専任）
→ This is a selling agreement that requests only one real estate company to brokerage. Once the selling agreement is contracted between seller and agent, it is not possible to ask other real estate companies to brokerage. Real estate companies are required to register into real estate information network called REINS within 5 days of the conclusion of the brokerage agreement. Real estate companies are also required to report the status of brokerage operations to their clients at least once a week.
Exclusive（専任）
→ This is a selling agreement that requests only one real estate company to brokerage. Once the selling agreement is contracted between seller and agent, it is not possible to ask other real estate companies to brokerage. Real estate companies are required to register into real estate information network called REINS within 7 days of the conclusion of the brokerage agreement. Real estate companies are also required to report the status of brokerage operations to clients at least once every two weeks. The contract expires up to three months.
General non-exclusive （一般）
→ Seller can ask multiple real estate companies to brokerage at the same time. It is also possible to make a contract with a buyer who looks for himself without going through a real estate company. The contract has no expiration date (with administrative guidance) and there is no obligation to register with REINS.
